Default having been made in the conditions of that certain Mortgage deed dated April 13, 2012, given by Bobby C. Craver, to Westland, Holdings, Inc., to secure the payment of one certain Promissory Note of even date therewith, which Mortgage embraced the following real property to-wit:

Township 29 North, Range 68 West of the 6th P.M., Platte County, Wyoming, Section 9: part of NE1/4NW1/4, more particularly described as follows:

Beginning at a point from which the N1/4 corner of said Section 9 is due North 1182.24 feet and due East 807.18 feet, said point being the NE corner of that parcel of land described in deed recorded in Book 53, Page 14, Platte County, Wyoming records; thence S. 89°55’ W., along the north boundary of said parcel of land, a distance of 60 feet, THE TRUE POINT OF BEGINNING; thence continuing S. 89°55’ W., 60 feet; thence S. 00°05’ E., 122.0 feet to the south boundary of said parcel of land; thence continuing S. 00°05’ E., 29.6 feet, more or less, to the south boundary of said NE1/4NW1/4 of Section 9; thence S. 89°03’27” E., along the south boundary of said NE1/4NW1/4, a distance of 60 feet, more or less, to a point which lies S. 00°05’ E. of the True Point of Beginning; thence N. 00°05’ W. 30.6 feet more or less, to the south boundary of said parcel of land (Book 53, Page 14); thence continuing N. 00°05’ W., 122.0 feet to the True Point of Beginning,

also known as 624 A Street, Glendo, WY 82213,

which mortgage was on April 16, 2012, duly recorded at Book 470, Page 236, in the Office of the County Clerk and Ex-Officio Register of Deeds of Platte County, Wyoming. The current record owner of the property is Bobby C. Craver. That the note is in default; and

WHEREAS, the default in said Mortgage has occurred by reason of the failure of the Mortgagor or assignees to pay the principal and the interest due thereon when the same became due and payable and said Mortgage contained a power of sale to the effect that a default occurring in the conditions thereof will authorize the Mortgagee or its assigns at its or their option to declare the debt secured thereby to be due and payable and proceed according to law to advertise and sell said property to satisfy the same; and

WHEREAS, no suit or proceeding has been instituted at law to recover the debt remaining secured by said Mortgage, or any part thereof, or if instituted such action has been discontinued; and Westland Holdings, Inc., of P.O. Box 653, Cheyenne, WY 82003, is the owner of said Note and Mortgage; and

WHEREAS, written notice of intent to foreclose the Mortgage by advertisement and sale has been served upon the record owner and party in possession more than ten days prior to the first date of publication of this notice;

NOW THEREFORE, Notice is hereby given that the above described real property will be offered for sale and sold by the Sheriff of Platte County, Wyoming, or his Deputy, to the highest bidder for cash at public vendue at the front steps of the Platte County Courthouse, Wheatland, Wyoming, at the hour of 10:00 a.m., on July 13, 2017. However, pursuant to W.S. § 1-18-101(a)(iii), such sale shall not be held unless a representative of the Mortgagee is present. There is due and owing as of the first date of publication the sum of $23,234.34. Publication will be June 14, 21, 28, Jul. 5, 2017. Such sum will continue to accrue interest, late charges, and any other penalties as provided by the mortgage, all to the date of sale, and additionally there shall be added to the indebtedness all costs and attorney's fees associated with the foreclosure.

The property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.
