Notice of Foreclosure
To: Split Knuckle Customz, LLC, a Limited Liability Company
Split Knuckle Customz, LLC, a Limited Liability Company, as mortgagor, on the 10th day of July 2018, executed and delivered a first real property mortgage to Platte Valley Bank, said mortgage covering the following described lands, to-wit:
That part of the SE¼SE¼ of Section 16, Township 24 North, Range 68 West of the 6th P.M., Platte County, Wyoming, more particularly described as follows:
Beginning at the SE Corner of said Section 16; thence N00°26´00’’W, along the east line of the SE¼ of said Section 16, a distance of 661.00 feet; thence S44°44´22”W, 209.39 feet; thence S00°26´00”E, 512.26 feet to the south line of said SE¼; thence East, along said south line, 148.51 feet to the Point of Beginning.
The mortgage was given in the original amount of $ 93,400 and was recorded 13th of July, 2018, at Book 519, Page 346 of the Records of the County Clerk of Platte County, Wyoming.
The amount claimed to be due and owing on the real property mortgage and the promissory note secured thereby at the date of the first publication of this notice is the sum of $ 90,138.91, principal, plus accrued interest, $ 5,855.99, late charges of $ 458.88 together with attorney fees for a total due as of September 16, 2020 of $ 96,453.78. Interest and late charges continue to accrue.
Default has occurred in a condition of the mortgage due to the face that Split Knuckle Customz, LLC failed to pay the amount due under the terms of the promissory note secured by the mortgage and Platte Valley Bank the holder of the mortgage and promissory note secured thereby has elected to call for the entire principal of the note remaining unpaid together with accumulated interest.
NOW THEREFORE take notice that the above described real property will be sold by the Platte County, Wyoming, Sheriff on the 21st day of October 2020 at the hour of 10:00 am., at the west front door of the Platte County Courthouse, Wheatland, Wyoming, said sale to be made to the highest bidder.
Note: The property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.
