NOTICE OF FORECLOSURE SALE

NOTICE IS HEREBY GIVEN pursuant to Wyoming Statutes, Annotated, Sections 34 4 104 and 34 4 105 (2017), that a certain mortgage dated February 25, 2014, which was executed and delivered by Stone Crazy, LLC, a Limited Liability Company, to First FarmBank, as mortgagee, and recorded in the County Clerk’s Office, Platte County, Wyoming, on February 26, 2014, in Book 486 at Page 719 as Document No. 618398, and which mortgage was modified by a modification of mortgage, dated January 9, 2015, and the modification was recorded in the County Clerk’s Office, Platte County, Wyoming, on January 26, 2015, in Book 494 at Page 477 as Document No. 527599, will be foreclosed by a sale to the highest bidder at a public auction of the premises described pursuant to a power of sale contained in the mortgage.

The premises that are described in the mortgage are as follows:

PARCEL I

That part of the SE1/4NW1/4 of Section 14, Township 24 North, Range 68 West of the 6th P.M., Platte County, Wyoming, more particularly described as follows:

Commencing at the West Quarter Corner of said Section 14; thence South 00°08’35”West, along the West line of said Section 14, a distance of 431.42 feet to the westerly extension of the centerline of South Street; thence South 89° 57’44”East, along said westerly extension of the centerline of South Street and along the centerline of said South Street, 1483.60 feet to the West line of a tract of land described in Book 191, Page 326; thence North 00°08’35”East, along said West line 470.70 feet to the True Point of Beginning; and which point is monumented with a re-bar with aluminum cap LS 601; thence from this True Point of Beginning continuing N00°08’35”E 519.20 feet; thence S89°57’44”E 83.94 feet on a line parallel with the centerline of South Street to the Northwest Corner of that certain tract of land described in Deed recorded in Book 116 on Page 448 in the Platte County Clerk’s Office; thence continuing on a line parallel with the centerline of South Street S89°57’44”E 220.0 feet to a point on the East boundary of a 5.00 acre tract of land described in Book 116, Page 448 in the Records of Platte County; thence South on a line perpendicular to the centerline of South Street a distance of 519.00 feet to a point on the North boundary of a tract of land described in Book 260, Page 544 in the Platte County Records; thence West along said North boundary and its extension 304.9 feet to the True Point of Beginning.

Parcel A:

That portion of the NE1/4SW1/4 and SE1/4NW1/4 of Section 14, Township 24 North, Range 68 West of the 6th P.M., Platte County, Wyoming, more particularly described as follows:

Starting at a point 350.0 feet South and 470.65 feet West of the center of Section 14, Township 24 North, Range 68 West of the 6th P.M., thence North a distance of 324.57 feet to the true point of beginning; thence North 600.00 feet; thence South 89°50’West for a distance of 251.0 feet; Thence North 43°30’West for a distance of 99.13 feet; thence West a distance of 80.26 feet; thence South for a distance of 990.0 feet; thence East for a distance of 12.0 feet;  thence North for a distance of 324.57 feet; thence East for a distance of 387.50 feet to the true point of beginning.

Parcel B:

That part of the SE1/4NW1/4 of Section 14, Township 24 North, Range 68 West of the 6th P.M., Platte County, Wyoming, being a part of that tract of land described in Deed recorded in Book 116, Page 448 in the records of Platte County, and being more particularly described as follows:

Commencing at the West Quarter Corner of said Section 14; thence South 00°08’35”West, along the West line of said Section 14, a distance of 431.42 feet to the Westerly extension of the centerline of South Street; thence South 89°57’44”East, along said Westerly extension of the centerline of South Street and along the centerline of South Street, 1483.60 feet to the West line of a tract of land described in Deed recorded in Book 191, Page 326 in the records of Platte County; thence North 00°08’35” East, along said West line, 470.70 feet; thence East, 61.00 feet to the East line of said tract of land described in Book 191, Page 326; thence continuing East, 23.9 feet to the True Point of Beginning, said point being on the West line of said tract of land described in Book 116, Page 448; thence continuing East, 220.00 feet; thence South, 60.00 feet;  thence West, 220.00 feet;  thence North, 60.00 feet to the True Point of Beginning.

Parcel C:

The East 61 feet of the following described tract of land:

Starting at a point on the West Section line of Section 14, Township 24 North, Range 68 West of the 6th P.M., which point is 735.00 feet South of the Northwest corner of the SW1/4 of the NW1/4 of said Section 14; thence going South on the West section line for a distance of 2189.00 feet, which point is the point of curve on U.S. Highway #87; thence going on a 5° curve to the right for a distance of 1800.136 feet; thence going East for a distance of 400.70 feet; thence going North for a distance of 1023.00 feet; thence going West for a distance of 1546.70 feet to the point of beginning, EXCEPT that part of the above tract lying within the following described tract:

Commencing at the West Quarter corner of said Section 14; thence South 00°08’35”West, along the West line of said Section 14, a distance of 431.42 feet to the Westerly extension of the centerline of South Street; thence South 89° 57’44”East, along said Westerly extension of the centerline of South Street and along the centerline of said South Street, 1483.60 feet to the West line of said tract of land described in Book 191, Page 326; thence North 00°08’35” East, along said West line, 470.70 feet to the True Point of Beginning; thence continuing North 00°08’35”East, 552.38 feet; thence South 89°53’26”East, 61.00 feet; thence South 00°08’35”West, 552.56 feet; thence West, 61.00 feet to the True Point of Beginning.

Parcel D:

That part of the SE1/4NW1/4 of Section 14, Township 24 North, Range 68 West of the 6th P.M., Platte County, Wyoming more particularly described as follows:

Commencing at the West1/4 corner of said Section 14;  thence South 00°08’’5”West, along the West line of said Section 14, a distance of 431.42 feet to the Westerly extension of the centerline of South Street; thence South 89°57’44”East, along said Westerly extension of the centerline of South Street and along the centerline of South Street, as now constructed,  1483.630 feet to the West line of a tract of land described in Deed recorded in Book 191, Page 326 in the records of Platte County; Thence East 61.00 feet to the True Point of Beginning, said point being on the East line of said tract of land described in Book 191, Page 326; Thence East, 23.9 feet to the West line of a tract of land described in Deed recorded in Book 116, Page 448 in the records of Platte County; Thence South, along said West line, 60.00 feet; Thence West, 24.05 feet to the East line of said tract of land described in Book 191, Page 326;  Thence North 00°08’35”East, along said East line, 60.00 feet to the True Point of Beginning.

PARCEL III

That part of the NE1/4SW1/4 of Section 14, T24N, R68W of the 6th P.M., Platte County, Wyoming, as shown in Exhibit ‘A’ – Part 2 attached hereto and being more particularly described as follows:

Commencing at the West Quarter Corner of said Section 14; thence S00°08’35”W, along the West line of said Section 14 a distance of 431.42 feet to the Westerly extension of the centerline of South Street; thence S89°57’44”E along said Westerly extension of South Street and along the centerline of South Street 1544.60 feet to the true point of beginning and which point is on the East boundary of a tract of land described in Book 191, Page 326; thence from this true point of beginning N00°08’35”W 410.74 feet; thence East 244.01 feet to a point on the East boundary of a 5.00 acre tract of land described in Book 116, Page 448 Platte County Records; thence perpendicular to the centerline of South Street S00°02’16”W 411.0 feet to the centerline of South Street;  thence along said centerline of South Street N89°57’44”W 245.1 feet to the true point of beginning.

The mortgage contains a street address of 2556 South Street, Wheatland, Wyoming 82201.

The above sale will be conducted by the Sheriff or the Sheriff’s Deputy at the front door of the Courthouse in Wheatland, Platte County, Wyoming, at 10:00 a.m. on January 25, 2018.  Stone Crazy, LLC, a Limited Liability Company, has defaulted in the terms of the note and mortgage and the undersigned claims $1,265,169.00 interest due on the mortgage, plus per diem interest of $677.43 on the unpaid balance to the date of sale, plus reasonable attorney’s fees and expenses of sale.

The property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.
