NOTICE IS HEREBY GIVEN to every person in actual possession or occupancy of the hereinafter described real property and premises, and to the person in whose name the same was taxed or specially assessed, and to all persons claiming an interest or title of record in or to the said premises and to whom it may concern, and more especially to: DELORIS E. WALKER. You and each of you are hereby notified that an application for a treasurer’s tax deed will be filed with the Treasurer in and for Platte County, State of Wyoming, by Sherrinel Cullen
(“Applicant”), whose address is in care of Brian D. Artery, attorney at law, Sherard, Sherard, Artery & Johnson, P.O. Box 69, Wheatland, WY 82201.
The Applicant is requesting a tax deed for the following described real property:
A tract of land in the SW ¼ NW ¼ of Section 16, Township 24 North, Range 68 West of the 6 th P.M., Platte County, Wyoming, more particularly described as follows: Beginning at a true point of beginning and which point is monumented by a re-bar with aluminum cap No. 4495 and which point lies on the West boundary of Section 16, Township 24 North, Range 68 West of the 6 th P.M., Platte County, Wyoming and which point lies South 00⁰07’ East 1819.78 feet from the Northwest corner of said Section 16; thence from the TRUE POINT OF BEGINNING North 00⁰07’ West 263.60 feet along said West boundary; thence East 331.40 feet to a point on an existing fence; thence along said fence South 00⁰11’18” West 266.40 feet to a fence corner; thence along a fence parallel to the South boundary of said SW ¼ NW ¼ a distance of 330.0 feet to the true
point of beginning EXCEPTING THEREFROM that portion conveyed to Charles V. and Mae Lambert in Warranty Deed recorded May 2, 2005 in Book 396, page 983.
The above described real property was taxed in the name of Deloris E. Walker of 233 Grange Road, Wheatland, WY 82201. The above described property was taxed in 2011, and the Applicant purchased the above-described property pursuant to a Certified of Purchase on July 10, 2012 (2011 CP #8932), and has paid the taxes thereafter for the tax years 2012 (2012 Sub #8425), 2013 (2013 Sub #8517), 2014 (2014 Sub #8533), 2015 (2015 Sub #8651), and 2016
(2016 Sub #8658). The time for redemption expired on June 16, 2017. The Applicant will make application for tax deed on or after October 24, 2017.
There are no known special assessments for local or public improvements. A copy of this notice has been mailed to the record owner of the above described property and adjacent landowners.
